West Jordan is Utah’s third-largest city, with about 116,800 people in the Census Bureau’s 2025 estimate, and it puts you in the middle of the Salt Lake Valley for less than its southern neighbors. Zillow’s typical home value was $561,312 in July 2026, roughly $100,000 below South Jordan.

The Pros

More house for the money. West Jordan’s typical home value of $561,312 compares with $664,658 in South Jordan (Zillow, July 31, 2026). Zillow’s neighborhood values start around $402,000 in Hoffman Heights.

A central location. At midday in September 2026, Google Maps showed West Jordan City Hall about 22 minutes from downtown Salt Lake City, 18 minutes from the airport and 20 minutes from Thanksgiving Point in Lehi. Six TRAX Red Line stations serve the city, and the Mountain View Corridor’s connection to Utah County opened in December 2025.

Shopping close to home. Jordan Landing has about 115 retailers and a Cinemark theater, with Target, Walmart and Sam’s Club next door. There are four Smith’s and a Macey’s in the city, and a Trader Joe’s is coming to 5561 W 7800 S.

Parks built for kids. Ron Wood Park has a splash pad, Wheels Park (billed as Utah’s first all-wheels park) and the fully accessible Sierra Newbold Memorial Playground. Veterans Memorial Park has the Wild West Jordan Playground, and Sycamore Ridge Park opened in 2025 with disc golf and foothill trails.

Real local character. Gardner Village, built around the 1877 Gardner flour mill, hosts WitchFest every fall, and the Western Stampede rodeo is a Fourth of July tradition.

The Cons

Traffic and construction. In 2026 the city has 1300 West reconstruction, work on Old Bingham Highway and 9000 South, and a repaving program under way. UDOT also plans to turn the Mountain View Corridor into a freeway between Porter Rockwell Boulevard and Old Bingham Highway, with construction expected to start in 2027.

Air quality. The American Lung Association’s 2026 State of the Air report gave Salt Lake County an F for ozone and for short-term particle pollution. That is a valley-wide issue, not only West Jordan.

Fees in newer communities. Many new neighborhoods carry HOA dues, and some add a public infrastructure district (PID) fee. A few things are just over the line. The nearest Harmons, Costco and Sprouts are in South Jordan, and the outdoor West Jordan Pool is closed for the 2026 season, reopening Memorial Day weekend 2027.

Schools in flux. Jordan District moved a small area from West Jordan High to Bingham High for 2026–27 and is discussing more boundary options for the West Jordan High area.

Parks, Trails and Recreation

Veterans Memorial Park, 1985 W 7800 S: the Wild West Jordan Playground, ball fields and courts, the West Jordan Historical Museum, and the summer farmers market.

Ron Wood Park, 5900 W New Bingham Hwy: a seasonal splash pad, Wheels Park and the Sierra Newbold Memorial Playground. The free off-leash West Jordan Dog Park is nearby at 5982 W New Bingham Hwy.

Constitution Park, 3200 W 7000 S, and the West Jordan Youth Soccer Complex, 7965 S 4000 W, with more than 20 fields.

Sycamore Ridge Park in the Oquirrh foothills: 18-hole disc golf plus dirt and paved trails, opened in August 2025.

Jordan River Trail access sits near Gardner Village and the Historic Gardner TRAX station.

Gene Fullmer Recreation Center, 8015 S 2200 W (Salt Lake County): a lap pool, a leisure pool with a slide, a gym and an indoor track.

Groceries and Everyday Shopping

Smith’s has four West Jordan stores: 7061 S Redwood Rd, 1820 W 9000 S, 4080 W 9000 S and 5710 W 7800 S.

Macey’s is at 7859 S 3200 W.

Walmart Supercenter sits at 7671 S 3800 W, Target at 7779 Jordan Landing Blvd, and Sam’s Club at Jordan Landing.

A Trader Joe’s is on the way at 5561 W 7800 S.

The nearest Harmons, Costco and Sprouts are just over the line in South Jordan, about 10 minutes from most of the city.

Getting Around

From West Jordan City Hall at midday in September 2026, Google Maps showed about 22 minutes to downtown Salt Lake City on I-15, about 18 minutes to Salt Lake City International Airport on I-215, and about 20 minutes to Thanksgiving Point in Lehi. Rush hour takes longer.

From the far west side, such as Terraine, plan on about 27 minutes to downtown using the Mountain View Corridor and SR-201.

On transit, the TRAX Red Line runs downtown in about 43 minutes, and the airport takes about an hour with a transfer to FrontRunner and the Green Line.

Six Red Line stations serve the city: Historic Gardner, West Jordan City Center, 2700 West Sugar Factory Road, Jordan Valley, 4800 West Old Bingham Highway and 5600 West Old Bingham Highway. The nearest FrontRunner stations are in South Jordan and Murray.

Taylorsville is closer in and cheaper, South Jordan costs about $100,000 more with Daybreak’s amenities, and West Jordan gives you Jordan District schools, TRAX and newer west-side construction in the middle.

Spring: the city egg hunt, Gardner Village’s Woodland Fairy Festival, and the Memorial Day ceremony and car show at Veterans Memorial Park.

Summer: the Western Stampede over the Fourth of July, with a PRCA rodeo, parade, carnival, fireworks and a drone show; First Friday concerts; Food Truck Round-Up Tuesdays at Ron Wood Park; Movies in the Park; the Demolition Derby; and Chalk the Walk.

Fall: the Wednesday evening farmers market at Veterans Memorial Park, the MTB X mountain bike race, Gardner Village’s WitchFest from September 18 to October 31, and the Veterans Day ceremony.

Winter: Christmas in the Village at Gardner Village, November 21 through December 31, plus ski canyons about an hour away.

The Bottom Line

West Jordan works best for buyers who want more square footage than South Jordan or Draper money buys, a short drive to both downtown and Silicon Slopes, and a choice between established 1970s and 80s neighborhoods and brand-new west-side construction.

It works less well if you want a walkable downtown, a short ski commute, or a school boundary that is guaranteed not to move.
