Walk into a builder's sales office in Terraine and the person greeting you works for the builder, not for you. That's true at every new construction community, and it's one of the most misunderstood parts of buying new. Here's why having your own agent still matters, even when you're buying directly from a builder.

The Builder's Rep Isn't Your Advocate

Builder sales representatives are professional, knowledgeable, and often genuinely helpful, but their job is to sell the builder's inventory at the builder's terms. They're not positioned to point out where a lot might have drainage issues, negotiate on your behalf, or tell you whether the price is actually a good deal for that specific phase and floor plan.

What an Agent Adds in a Community Like Terraine

  • Independent perspective on pricing, comparing what you're being offered against other homes and phases in the community and nearby West Jordan neighborhoods.
  • Contract review, since builder contracts are typically written entirely in the builder's favor and often quite different from a standard resale contract.
  • Negotiation on upgrades, closing costs, or incentives, which builders are often more flexible on than buyers realize, especially late in a sales phase.
  • A neutral read on the HOA and PID fee structure, which can meaningfully affect your long-term costs in a new master-planned community.

A Common Misconception

Since the 2024 NAR settlement, how your agent is paid is spelled out in a written buyer agreement before you tour, and many builders still offer to cover some or all of that fee.
