Developed by Third Cadence, Terraine is designed around the idea of blending natural landscape with modern living, with a genuine focus on trails, open space, and native plantings rather than a typical manicured suburban look. The community is organized around central gathering spaces, described by the developer as neighborhoods "fanning out" from shared amenity hubs.

The Amenities

The centerpiece is The Shed, a clubhouse and welcome center with floor-to-ceiling windows, a rotating art gallery, and a fireplace lounge. Beyond that, Terraine's amenity plan includes The Grange for smaller gatherings and clubs, The Commons, The Central Meadow, an amphitheater for community events, a pool called The Plunge, nature corridors, and a trail system called The Ribbonwalk connecting it all together.

Homes and Builders

Terraine isn't a single-builder community. Homes are being built by several builders including David Weekley Homes, Ivory Homes, Rainey Homes, Sego Homes, and Tri Pointe Homes, spanning single-family homes and townhomes. In September 2026, the 16 homes listed for sale in Terraine ranged from about $390,000 to just over $1 million, and pricing will keep shifting as different phases and floor plans release.

Location and Commute

Terraine sits at 7188 W Hidden Hills Way on West Jordan's West Bench, giving residents foothill views and quick access to hiking and biking trails right out the door. It sits on the far west side of West Jordan, so plan on about 27 minutes to downtown Salt Lake City outside rush hour (roughly 19 miles via the Mountain View Corridor and SR-201), and longer at peak times.

Schools

Jordan School District serves Terraine.
