Is Bluffdale in Salt Lake County or Utah County?
Both, technically. Bluffdale is one of only two Salt Lake Valley cities whose boundary crosses the county line. Draper is the other. The State of Utah carries Bluffdale as two separate boundaries: about 10.4 square miles in Salt Lake County, where the entire city lives, and about 419 acres in Utah County at the far south end. Utah County's own parcel records show no homes at all on that side. If you are buying a house in Bluffdale, you are buying in Salt Lake County.
Which school district is Bluffdale in?
Jordan School District, not Canyons, which serves Draper and Sandy next door. Because a sliver of the city sits in Utah County, Bluffdale is sometimes listed as being served by both Jordan and Alpine School Districts. That is misleading: the Utah County acreage has no houses on it, so every Bluffdale homeowner is in Jordan School District. One more thing worth knowing if you are moving from Draper or Sandy: Jordan District runs K-6 elementary, 7-9 middle and 10-12 high school, so ninth grade here is middle school.
Which high school do Bluffdale kids go to?
Riverton High School, at 12476 South Silverwolf Way in Riverton, for every address in the city. There is no district high school inside Bluffdale. When I checked roughly 7,200 points across the city against Jordan District's own 2026-27 attendance boundaries, essentially all of them came back Riverton High. Riverton High is a 10-12 school on a 52-acre campus and enrolled 2,295 students in 2024-25. There is a high school building in Bluffdale, Summit Academy High School, at 14942 South 560 West, but it is a public charter, not the assigned district school.
Does Bluffdale have a TRAX or FrontRunner station?
Not today. FrontRunner's tracks run through Bluffdale but no train stops here, and there is no TRAX line anywhere near the city. The nearest stations are both in Draper: FrontRunner Draper at 12997 South FrontRunner Boulevard, and the TRAX Blue Line at Draper Town Center. A FrontRunner Bluffdale station is planned as part of the FrontRunner 2X project, near 14600 South by The Point, with construction possibly starting as early as late 2026 and substantial completion around 2029 - but the funding is not secured, so treat it as planned rather than coming.
Is the NSA data center really in Bluffdale?
Yes, and this is the fact most often gotten wrong about the city. The US Army Corps of Engineers' February 2025 Environmental Assessment for the facility's expansion says the campus sits "in both Utah and Salt Lake Counties" and spans "the city limits of the cities of Bluffdale and Lehi". Bluffdale annexed more than 500 acres for it in 2011 so it could be supplied with municipal water. The campus is about 330 acres of Army-owned land at the very south end of town. Camp Williams, the National Guard training installation, is a separate thing and is not inside the city. It sits south and west of it on unincorporated county land.
Can you still buy horse property in Bluffdale?
Yes, and it is the reason a lot of people look here. Bluffdale kept large-lot and agricultural zoning through the growth, runs its own Equestrian Park at 2400 West 14400 South, and puts on an RMPRA rodeo every summer as part of Old West Days. The east side of the city is where most of the acreage is. What that means in practice is that two houses a few minutes apart can be completely different transactions: one with irrigation shares, water rights, animal rights and outbuildings to work through, the other a builder contract in a master-planned subdivision.
What is the median home price in Bluffdale?
$619,240 as of August 2026, down 6.9% from a year earlier, according to Redfin. Movoto put the same month at $605,000, which is close agreement for a city this size. Be careful with what you read elsewhere: Bluffdale is small enough that only a handful of homes close in a given month, so published medians swing hard, and several of the big sites are running stale data on Bluffdale specifically right now. Zillow's Bluffdale page has not moved past January 2026. For what a specific street is actually doing, ask me rather than a website.
What are the neighborhoods in Bluffdale?
The city splits roughly into the older, larger-lot east side, where most of the horse property is, and the master-planned west and south. Named communities include Independence at the Point, Spring View Farms, Parry Farms, Bringhurst Station, Day Ranch, Westgate, Valley View and Bluffdale Heights. One that is not Bluffdale, however often it gets listed that way: Rosecrest is in Herriman. Herriman runs Rosecrest Park and the Rosecrest project.
