Riverton

Riverton has 33 city parks. The 31-acre Riverton City Park alone has a splash pad, three playgrounds, eight pickleball courts and the rodeo arena that hosts the Town Days rodeo every summer. Jordan School District serves the city, with most neighborhoods feeding Riverton High and the southwest corner feeding Mountain Ridge High. Intermountain Riverton Hospital on 12600 South has a Level II NICU, with Primary Children's outpatient services next door.

Downtown Salt Lake City is about 20 miles away, roughly 26 minutes without traffic via 12600 South (SR-71) to I-15. Rush hour takes longer. Thanksgiving Point in Lehi is about 11 miles and 16 minutes away. Since late 2025, Bangerter Highway has had no stoplights between I-15 in Draper and 4100 South. Riverton got its first bus routes in April 2025: UTA Route 126 links Daybreak Parkway TRAX with Draper Town Center TRAX, and Draper's FrontRunner station is about 3 miles from Redwood Road.

Riverton City itself charges no city property tax. Police and fire are paid for through two separate Riverton service-area levies. Utah taxes a primary residence on 55% of its market value, so a $600,000 Riverton home pays roughly $3,250 a year at 2025 rates. Salt Lake County raised its portion for 2026, so expect a modest increase on this year's notice.

Not much. Riverton covers only about 12.6 square miles, and city leaders expect it to be fully built out within the next decade. The largest remaining community is EDGEhomes' Mountain Ridge in west Riverton near 13400 South. Its single-family homes start in the $680s and its condos start around $400,000 (builder pricing, September 2026). Most other new homes are small infill projects along Redwood Road.

Western Springs, in west Riverton near Mountain View Village, had a median sale price around $500,000 in August 2026, well below the city median (Redfin; a small sample of 13 sales). The neighborhood is built around a 20-acre park with a splash pad and sledding hill. For the lowest entry price, new Mountain Ridge condos start near $400,000. If you'd rather be near Riverton City Park, Riverbend Golf Course and the Jordan River Parkway, look in the established neighborhoods around the historic town center on Redwood Road.

Prices are flat, but homes are selling faster. Redfin's August 2026 data shows a median of 36 days on market, down from 68 a year earlier, with homes selling at 99.1% of list price. Pricing still matters: about 25% of homes sold over asking, while 35% had a price cut first.

On price, Riverton and Herriman are close and South Jordan costs more: Redfin's August 2026 medians were $583,064 in Riverton, $588,610 in Herriman and $629,583 in South Jordan. Riverton homes are also selling faster, with a median of 36 days on market versus 50 in South Jordan and 52 in Herriman. The biggest lifestyle difference is age. Herriman and Daybreak are still filling in large master-planned communities, while Riverton is nearly built out, with established neighborhoods and a historic town center.
