Pepperwood is Sandy's 24-hour guard-gated community, on the east bench in 84092, bounded by Dimple Dell Road on the north and Wasatch Boulevard on the east. Platted in 1973, it covers about 477 acres and roughly 600 homesites with a half-acre minimum lot. Streets include Pepperwood Drive, Northridge Lane, Lone Hollow Drive, Bent Hollow Lane, Trendland Cove, Circle Oaks, Carriagewood Cove and Pepperwood Pointe.
Most homes were built between 1981 and 1998, with custom rebuilds added since 2000. The average build year is about 1993, median size around 5,492 square feet, median lot 0.58 acres. This is an established custom-home neighborhood, not new construction. Listings generally run from about $1.4 million to over $3 million.
The HOA covers the manned gate and the amenities: pool, spa, splash pad, playground, pavilion, tennis, pickleball, basketball and sand volleyball courts, and internal walking and biking trails. The community runs a swim team, a Fourth of July parade and food truck nights.
The Rocky Mouth Falls trailhead sits at 11248 South Wasatch Boulevard at the southeast edge of the neighborhood, a 0.8-mile round-trip hike to a waterfall that ties into the Bonneville Shoreline Trail. Dimple Dell Regional Park's 630 acres run west along the northern boundary, and Little Cottonwood Canyon, Snowbird and Alta are a short drive up Wasatch Boulevard.
Schools are Canyons School District: Lone Peak Elementary, Indian Hills Middle and Alta High School. Confirm the assignment for any specific address, since district boundaries are adjusted periodically.
