Daybreak

As of August 2026, the median sale price in Daybreak is right around $600,000, while the average sold price sits in the $660,000s. The gap between the two reflects a community that spans townhomes, single-family homes, and lakefront custom builds. A typical home sells for essentially its full asking price in about 50 days. Compared with the rest of the city, where the median is closer to $640,000, a Daybreak home runs roughly $40,000 less, which surprises buyers who assume Daybreak is the premium end of town. Daybreak sits in the Jordan School District and is served by Daybreak Elementary (rated 8/10), Early Light Academy at Daybreak (7/10, K-9), Eastlake Elementary, and Golden Fields Elementary. One thing that surprises buyers: Daybreak's high schoolers attend Herriman High School, not Bingham High, which serves the rest of South Jordan. The community covers more than 4,100 acres with 20% permanently set aside as open space, including 30-plus parks and the 67-acre Oquirrh Lake, with a park within a five-minute walk of any home and more than 50 miles of trails. Daybreak has three TRAX Red Line stations inside the community: South Jordan Parkway, the South Jordan Downtown station at 11000 S Grandville Ave across from the ballpark, and Daybreak Parkway, the line's southwest terminus. The ride from Daybreak Parkway to Courthouse Station downtown takes about 50 minutes and costs roughly $2.50, with trains about every 15 minutes on weekdays, and the same line runs to the University of Utah. There is a free 400-space park-and-ride at Daybreak Parkway. If you drive, Mountain View Corridor and Bangerter Highway both feed out of the west side toward I-15.

Utah gives owner-occupied homes a primary residential exemption, so your home is taxed on only 55% of its market value, which is a meaningful break compared with most states. Once that is applied, South Jordan's effective rate works out to about 0.56% of full market value, so a home at Daybreak's median of around $600,000 runs roughly $3,400 a year, or about $280 a month. Budget your HOA dues on top of that, since they are separate and are not tax-deductible.

The best value in Daybreak right now is Watermark Village, where the new Watercourse is being built. Builders there are offering large incentives to move inventory, which means buyers can often negotiate more on a new build than on a resale elsewhere in the community. As that section fills in and the amenity is finished, I expect values there to strengthen over time. Whatever you compare, look at total monthly cost rather than price alone: the $144.50 master HOA fee is the base, and attached homes carry a sub-association fee on top of it. Worth knowing before you commit: each village has its own price range.

Daybreak is still appreciating, but more slowly than it was. The average sale price has risen from about $625,000 in August 2025 to the $660,000s in August 2026, roughly 6% in a year, on 87 sales versus 89 the year before. What has shifted is the pace: homes now average 62 days on market compared with 55 a year ago, and sellers are netting about 98.6% of asking, down from 99.4%. For buyers that means a little more room to negotiate than last year, and for sellers it means pricing right from day one matters more than it did.

The Ballpark at America First Square opened April 8, 2025: 8,000 seats, $140 million, privately funded, and home of the Triple-A Salt Lake Bees. Around it, Downtown Daybreak is being built out with roughly 900 apartments, 100,000 square feet of office and 75,000 square feet of retail on a 15-plus year timeline, with the South Jordan Downtown TRAX station right across the street. That creates a real split for buyers. If you want to walk to a game and to dinner, homes near SoDa Row and Downtown Daybreak are worth the premium; if you want quiet, the Upper Villages and the homes around Oquirrh Lake keep you a few minutes away from the activity.

The base Daybreak Community Association fee is $144.50 per month for 2026, and it covers 500 Mb fiber internet to the home, the community and fitness center, swimming and splash pools, dozens of neighborhood parks, more than 50 miles of trails, and tennis, volleyball, basketball and soccer facilities. Daybreak is layered, though, not a single HOA: townhomes, condos and other low-maintenance homes also belong to a sub-association covering snow pushing, yard care, some exterior maintenance and building insurance, so the total lands well above the base figure. Before you write an offer, identify every association attached to that specific address and confirm current dues, special assessments and the reserve balance. The dues shown on an MLS listing are not always the whole picture, and that is the most common surprise I see in Daybreak. One benefit buyers often underrate is the free canoe, kayak and paddleboard rentals that come with resident boating on Oquirrh Lake.
