Living in Daybreak, Utah: Life Around Oquirrh Lake

Daybreak is one of the largest and most established master-planned communities in the Salt Lake Valley, built around a 65-acre man-made lake on the western edge of South Jordan. Established in 2004, it's now home to roughly 28,000 residents and still growing, with a genuinely different feel from a typical subdivision.

Home Prices in Daybreak

Daybreak home prices have ranged widely recently, with condos and townhomes starting around $389,000 and single-family homes climbing well beyond that depending on the village and proximity to the lake. The broader 84009 zip code, which covers most of Daybreak, has an average home value around $615,000 as of mid-2026, with a recent median sale price closer to $563,000.

Oquirrh Lake and SoDa Row

Oquirrh Lake is Daybreak's centerpiece, a 65-acre lake where residents can take free sailing lessons, paddleboard, or just walk the surrounding paths. Nearby, SoDa Row is Daybreak's walkable retail and restaurant strip, built directly into a row of townhomes, giving the community a genuine small-town-center feel rather than a standard strip mall.

The Villages of Daybreak

Daybreak isn't one uniform neighborhood, it's organized into distinct villages, each with its own character. These include the Upper Villages, Cascade Village, Watermark Village, Downtown Daybreak, Center Field, and two 55+ communities, SpringHouse Village and Garden Park Village, the latter planned to become one of the largest senior living communities in the state. Where you land within Daybreak changes the home styles, price points, and day-to-day feel quite a bit.

Getting Around

Daybreak has its own TRAX station on the Red Line, giving residents direct rail access toward downtown Salt Lake City and the University of Utah without needing to drive the whole way. By car, Bangerter Highway and the Mountain View Corridor connect Daybreak to the rest of the valley, with typical commutes to downtown running 25 to 30 minutes.

Schools
