Moving to South Jordan from Out of State: A Practical Guide

Most relocation guides tell you a city is "family-friendly" and leave it there. This one tries to answer the questions people actually email me: where is it, what does it cost, where do my kids go to school, and what do I have to do at the DMV.

I've sold real estate in Utah since 2017 and I list and sell homes across the Salt Lake Valley. Here's the version I'd give a friend.

Where South Jordan is, and how big it's gotten

South Jordan sits in the southwest corner of the Salt Lake Valley, roughly 20 miles from downtown Salt Lake City, with the Oquirrh Mountains to the west and the Wasatch to the east.

It is growing fast, and the numbers are worth seeing. The city reached a population of 89,116 in 2025 — a 77% increase over fifteen years, and higher than the Governor's Office of Management and Budget originally projected for almost 2030. That's roughly 28,000 households. Statewide, Utah grew 27% over the same period, so South Jordan is growing far faster than an already fast-growing state. The city projects continued growth of about 2.9% annually, reaching 106,527 by 2030.

The city itself names the trade-offs that come with that pace: crowded schools and traffic congestion. I'd rather you hear that from the city's own planning document than discover it in September.

Getting around

South Jordan is unusually well connected for a suburb this far from downtown.

UTA opened the South Jordan Downtown TRAX Station on March 26, 2025, next to the new Salt Lake Bees ballpark. It's a Red Line station offering access to downtown Salt Lake City and the University of Utah, and it's the city's third TRAX stop alongside South Jordan Parkway and Daybreak Parkway. The South Jordan FrontRunner Station, near 10300 South and South Jordan Gateway, provides longer-distance rail between Ogden and Provo.

By car, this part of the valley is about 30 minutes from Salt Lake City International Airport.

If a rail commute matters to you, say so early in your home search. The difference between a home eight minutes' walk from a platform and one that requires a car to reach it is a daily quality-of-life fact, and it shows up in resale later.

The DMV list

Utah gives you a deadline, and it's shorter than people expect.

Vehicle registration. Persons establishing Utah residency must title and register vehicles within 60 days of becoming a resident under Utah Code §41-1a-202. Failure to comply results in penalty fees applied at registration.

Emissions testing. South Jordan is in Salt Lake County, which is one of the counties that require it. Emissions inspection requirements apply in five counties: Salt Lake, Davis, Utah, Weber and Cache. Vehicles less than six years old require testing every two years; vehicles six years old and older require annual testing. Even-model-year vehicles are inspected in even years and odd-model-year vehicles in odd years, back to model year 1967.

Safety inspection. Mostly gone. Effective January 1, 2018, Utah removed the safety inspection requirement for most vehicles as a prerequisite for registration, though specific vehicle categories still require annual safety inspections.

VIN inspection. A VIN inspection applies to vehicles being registered in Utah for the first time, verifying the number matches the title documents.

Driver license. Handled separately by the Driver License Division, not the DMV. Check dld.utah.gov for the current document list before you go — Real ID requirements mean the list is longer than you'd guess.

Schools

South Jordan is served by the Jordan School District, one of the largest districts in the state.

Schools in and around Daybreak include:

  • Elementary (K–6): Daybreak Elementary, Aspen Elementary, Eastlake Elementary and Golden Fields Elementary, all in South Jordan 84009, plus Bastian Elementary nearby.
  • Middle (7–9): Copper Mountain Middle School and Mountain Creek Middle School. Mountain Creek opened for the 2019–2020 school year and sits adjacent to Golden Fields Elementary.
  • High school: Students living in Daybreak attend Herriman High School, less than 10 minutes from Daybreak by car. Herriman High is a Jordan District school serving students from Herriman, South Jordan and Riverton. Other Jordan District high schools in the area include Bingham in South Jordan, Mountain Ridge in Herriman, and Riverton.
  • Charter options: Early Light Academy (K–9) and American Academy of Innovation (6–12), both in Daybreak.

One warning I give every relocating buyer: do not buy a house based on a school assignment you read online — including here. Jordan District redraws boundaries as new schools open, and the Board has approved boundary changes affecting which high school students attend. Verify the assignment for the exact address with the district's boundary lookup at boundary.jordandistrict.org before you write an offer.

What it costs

Two numbers set expectations.

The median single-family home in Salt Lake County reached $645,000 in the second quarter of 2026, up 4.88% year over year — the highest quarterly median on record. Homes took slightly longer to sell than a year earlier, with average cumulative days on market rising from 45 to 48. And a Salt Lake Board of Realtors study found buyers need to earn nearly $187,000 a year to afford a median-priced single-family home in the county.

Taxes work in the opposite direction. Utah taxes a primary residence on 55% of market value, reflecting a 45% residential exemption, and the state income tax is a flat 4.45% for 2026 after six consecutive years of cuts. Sales tax in South Jordan is 7.45% combined.

If you're buying in Daybreak, add the association. The base fee is $144.50 per month for 2026, with additional sub-association dues for townhomes and condos.

Picking a part of town

Two questions decide most of it.

New or established? South Jordan's west side, particularly Daybreak, is where most new construction is. Several builders work different villages at once, and the choice between a brand-new home and a resale in the same community is a real financial decision, not a matter of taste. How close to the action? Downtown Daybreak — the district around the new ballpark, the Megaplex entertainment center and the TRAX station — is the most significant change to this side of the valley in twenty years. A sequence that works

For out-of-state buyers, the order matters more than the checklist.

  1. Visit before you commit. A weekend covering three or four neighborhoods at different times of day beats a month of scrolling listings.
  2. Get fully underwritten, not just pre-qualified. Utah sellers take underwritten buyers more seriously, and it protects your timeline when you're coordinating a sale in another state.
  3. Decide new-versus-resale early. They run on completely different timelines. A build-to-order home can take most of a year; a resale closes in weeks.
  4. Verify the school assignment for the specific address.
  5. Budget the full monthly number — principal, interest, taxes, insurance, and HOA — before you fall in love with a floor plan.
  6. Handle the DMV inside 60 days, and watch for county assessor mail after closing.

Frequently asked questions
