The Ballpark and Downtown Daybreak: What a New Stadium Did to a South Jordan Neighborhood

For twenty years, Daybreak was described the same way: a master-planned community built on old Kennecott land, organized around Oquirrh Lake and a long trail network. That description is now incomplete. Since April 2025, Daybreak has had a Triple-A ballpark, a light rail station at its front door, and the beginnings of a walkable downtown district being built around both.

If you own a home in Daybreak, or you're thinking about buying one, this is the single biggest change to the neighborhood since the first homes went up. Here's what's actually there.

The ballpark itself

The Ballpark at America First Square is the home of the Salt Lake Bees, the Triple-A affiliate of the Los Angeles Angels. It opened on April 8, 2025, was developed by Larry H. Miller Real Estate and Miller Sports + Entertainment, designed by HOK, and holds 8,000. Okland Construction built it, and the stadium was privately funded — it includes field-level VIP suites, club areas, and a 12,000-square-foot clubhouse, with 345-foot foul lines and Wasatch views. Fixed seating is 6,500; the 8,000 figure includes the berm.

Ground was broken on October 19, 2023, which means the whole thing went from dirt to opening pitch in roughly eighteen months.

The address is 11111 South Ballpark Way, South Jordan, UT 84009. If you live in Daybreak, you can walk or ride a bike to it — there are bike racks at Grandville Avenue and Centerfield Drive specifically for residents who pedal over.

The TRAX station nobody expected this decade

The stadium came with a piece of public infrastructure that materially changed how connected this part of the valley is.

UTA opened the South Jordan Downtown TRAX Station on March 26, 2025, adjacent to the ballpark. It's a Red Line station, and it gives South Jordan a third TRAX stop alongside South Jordan Parkway and Daybreak Parkway. Construction started in summer 2024.

The timeline is the interesting part. City officials had expected the need for a station here wouldn't arrive until at least the 2030s. The Bees changed that. Crews opened the station ahead of schedule to beat the home-opener deadline, and it was the first new TRAX station since 600 South in Salt Lake City opened nearly three years earlier.

For a buyer relocating here, that's a genuine commute option: the Red Line runs from Daybreak to downtown Salt Lake City and on to the University of Utah. The South Jordan FrontRunner station, near 10300 South and South Jordan Gateway, adds longer-distance rail between Ogden and Provo.

What's open in Downtown Daybreak right now

Downtown Daybreak is the 200-acre district the ballpark anchors. It sits inside the 4,100-acre Daybreak community, and the developer expects it to draw more than a million visitors a year.

Open today:

• Megaplex Downtown Daybreak. It opened July 2, 2025 at 11068 S. Grandville Ave., next to the ballpark, with eight cinema screens including two MegaScreens, Dolby Atmos, heated recliners and dine-in service, 18 bowling lanes with Brunswick's Spark augmented-reality system, 65 arcade games, and a dining area. It's the first cinema entertainment center Megaplex has built, and it also includes four VIP bowling lanes.
• The Rio Tinto Kennecott Stage, an outdoor concert venue. On July 1, 2025, a reported crowd of 1,500-plus — many arriving on the new light rail station — watched the symphony perform on it.
• Restaurants. Hires Big H, Moena Café and the Megaplex scratch kitchen are open, with Nomad Eatery, Red Iguana, Naraya Thai by Sawadee Thai and Rockwell Ice Cream announced for the district.
• A winter season. The Winter Village brings holiday lights at the ballpark and ice skating, so the district isn't dark from October to March. The rink runs roughly November through February.
• Public services already in place nearby. South Jordan police and fire stations southeast of the ballpark opened in 2021, and the Daybreak Library branch and a University of Utah health center — with urgent care and an emergency room — are close by.

What's still coming

This district is being built in phases, and being honest about that matters more than hype.

The Pennant, a 190-unit multifamily building overlooking the ballpark, is slated to open in Fall 2026, and a 2026 groundbreaking is planned for additional retail, apartments, a district parking garage, and the Larry H. & Gail Miller Arts Center. The arts center is planned between the ballpark and the University of Utah health center, with an 800-seat theater, performance space and a visual arts gallery. The university also owns roughly 90 acres north of Downtown Daybreak intended for a satellite campus.

The district connects into Daybreak's 50-plus-mile trail network and regional trails, and it's designed for walking, biking and skateboarding between the entertainment core and the rest of the community.

What this means if you own or are buying in Daybreak

I sell homes across the Salt Lake Valley and I list a lot of them in South Jordan, so let me be practical rather than promotional.

For sellers. If your home is within walking distance of the district, that's now a marketing fact, not a marketing adjective. "Six-minute walk to the Red Line and the ballpark" is a concrete claim a buyer can verify. Homes farther west in Daybreak sell on different strengths — the lake, the trails, the newer villages — and the listing should say so rather than borrow the downtown story.

For buyers. Walk the specific block at three different times: a weekday morning, a Saturday afternoon, and during a home game. Eighty-one home dates a year plus concerts is a real pattern of traffic, parking pressure and noise, and it's a genuine positive for some households and a genuine negative for others. Neither answer is wrong. What's wrong is finding out after closing.

For everyone. The district is still under construction. Some of what's described above is open; some is announced. Ask which is which before you price a lifestyle you can't use yet.
